Trail Run Apartments is seeking a self-motivated and dependable ASSISTANT PROPERTYMANAGER for a apartment community located in Vernon, CT You are perfect for this roll if you have strong organizational skills and can manage multiple responsibilities in a fun and professional environment.
In this position, you would be assisting with all community operations. The primary responsibility of the ASSISTANT PROPERTY MANAGER is to effectively assist the Property Manager, manage and coordinate persons, activities, and available resources in order to accomplish community objectives as set forth by the Regional Property Manager/Property Manager and Property Owner. These objectives will include maximizing occupancy levels and community values. In addition, the ASSISTANT PROPERTY MANAGER will assume all managerial duties in the event of the Property Manager’s absence.
DUTIES AND RESPONSIBILITIES:
- Conduct all business in accordance with Policies & Procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
- Ensure that all rents are collected when due and posted in a timely manner. Makes sure that all bank deposits are made immediately, and deposits are reported to the corporate office daily.
- Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.
- Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance. The Assistant Property Manager is responsible for assisting with submitting all invoices to corporate office for payment.
- Ensure that lease files are complete, and that completion of leases is being executed properly; must approve all leases on the property in writing.
- Assist with responsibility of office opening on schedule, ensuring pristine condition of office and model apartments.
- Maintain positive customer service attitude.
- Periodic inspection with residents of move-in/move-outs.
- Review all notices to vacate to determine the cause of the move-out.
- Conduct market surveys monthly and provide trend report information. Shop competition and be aware of neighborhood market conditions.
- Welcome and demonstrate community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork as may be required.
- Assist with any leasing responsibilities to include but not be limited to, touring, answering phones and following up with leads.
- Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
- Perform any additional duties or tasks as assigned by the Property Manager.
Job Type: Full-time
Pay: $21.00 - $24.00 per hour
