Position Summary:
This role of the Commercial Property Manager is to oversee and direct operations at multiple properties including retail spaces and office buildings. This person will manage the day-to-day needs of these properties, including maintenance, service calls, property inspections while interacting with tenants to collect and process rent checks, maintain lease agreements, and show spaces to potential lessees.
Essential Functions and Duties:
- Interview prospective tenants, provide lease space pricing and info about the shopping center as well as showing the property.
- Maintain properties by investigating and resolving tenant complaints; enforcing the rules of occupancy; inspecting vacant units and completing repairs; planning renovations, contracting through the use of out-sourced contractors and in-house maintenance staff.
- Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate tenant lease files, records, rent rolls, lease abstracts and AR aging reports.
- The ideal candidate will be the main contact point for municipalities.
- Document expenses, invoices, receipts, and warranties
- Coordinate the updating of marketing and leasing materials, including plans, brochures, press releases, and websites.
- Establish and maintain relationships with tenants and their key personnel.
Education, Certifications, and Qualifications:
- College Degree and/or minimum of 5 years of experience in the field of commercial real estate.
- Knowledge of local, state, and federal property regulations
Other Knowledge, Skills, and Abilities:
- Ability to multi-task, prioritize and meet deadlines in a fast-paced environment.
- Extensive lease analysis skills.
- Ability to effectively communicate both orally and in writing with peers, managers and clients. Follow through is essential.
- Vast knowledge of commercial leasing and related terminology and issues.
- Ability to use a creative and innovative approach for problem solving.
- Proficient in Excel, Word, Outlook, and internet research.
Physical Demands and Work Environment:
Physical demands include, but are not limited to: sitting, bending, climbing stairs, extensive standing and walking around. Ability to lift/push/pull up to 20 lbs. Must be willing to work necessary hours to fulfill the needs of the job.
