Job description
The Real Estate Development Manager formulates development strategies for Publix-controlled real estate projects which includes the development of new Publix owned shopping centers and the redevelopment of existing Publix stores with updated prototypes and negotiates land and shopping center acquisitions. The incumbent manages and negotiates development-related contracts which may include the following; purchase and sale agreements, architectural and engineering service agreements, fee-developer agreements, bonds, easements, declarations, etc. The Real Estate Development Manager manages and completes due diligence and entitlement activities for all development-related property acquisitions; land purchases and ground-leased sites and ensures the closings of properties occur in accordance with the terms of the contracts. The Real Estate Development Manager reports directly to the Director of Real Estate Strategy.
  • formulates and updates forecasts and projections of projects that show completion dates and expected costs upon completion
  • identifies properties and projects that qualify as candidates for Publix ownership
  • selects fee developers or joint venture (JV) partners and negotiates purchase and sale agreements
  • monitors and advances the progress of each development project or JV to ensure timely completion and project compliance with budgetary approvals
  • memorializes and improves all processes associated with fee developments and JV programs
Required Qualifications:
  • Bachelor’s degree in an analytical discipline such as Finance, Accounting or Real Estate or equivalent experience
  • at least five (5) years of real estate experience
  • knowledge of market rents, land, site work and construction costs
  • knowledge of regulatory development processes including planning, zoning, comprehensive land use plan amendment and the Florida Department of Community Affairs processes
  • knowledge and understanding of core real estate due diligence requirements
  • knowledge of site planning; traffic patterns, parking patterns, ingress and egress, co-tenancy, loading and unloading store
  • knowledge of legal descriptions
  • knowledge of socio-economic and demographic information related to specific site, area, region and returns on investments
  • ability to monitor the productivity of store locations including the ability to analyze sales and profit reports
  • ability to quickly analyze financial information and apply it to specific situations
  • consensus-building abilities
  • communication skills both verbal and written
  • interpersonal skills
  • intermediate knowledge of Microsoft Office; Excel and Word
  • basic knowledge of Microsoft Office; Outlook
  • basic knowledge of SharePoint
  • basic knowledge of internet necessary to perform searches
