Job Duties:

• Perform preventative maintenance at all properties in the district based on the preventative maintenance schedule provided by the Director of Construction. This includes verifying that contractors and vendors are performing all required annual, semiannual, quarterly, monthly, and weekly inspections.
• Makes recommendations regarding changes and improvements to the preventative maintenance schedule based on observations made in the field.
• Responds to routine and emergency work requests submitted by property or corporate staff.
• Is on call for after hours and weekend maintenance needs.
• Performs repairs on the properties in the district including but not limited to:
• Repairs kitchen appliances
• Minor electrical (like for like replacement and repairs that don’t require a permit)
• Minor HVAC (like for like replacement and repairs that don’t require a permit)
• Minor Plumbing (like for like replacement and repairs that don’t require a permit)
• Doors, windows, and locks
• Carpentry and minor construction
• Road and driveway maintenance
• Landscaping and snow removal
• Interior finishes (paint, flooring, etc.)
• Lighting and light bulbs
• Hot tubs, pools, and spas
• Gutter and downspout cleaning and repair

• Makes professional assessments of maintenance needs and determines when a licensed contractor or trade professional is needed to handle a repair.
• Works with the Director of Construction to select contractors, vendors, and trade professionals to perform work at the properties.
• Meets and escorts vendors while they are on site at a property and confirms that their work meets company standards and expectations.
• Helps the District Manager to administer the safety program at each property.
• Helps the District Manager to administer the emergency preparedness program at each property.
• Help Director of Construction oversee Design and Construction personnel on jobsites or properties within the district.
• Assist with the setup, staging, and activation of new products that come online.
• Support the sustainability mission of the company.

Working Conditions:

• Indoor hospitality environment
• Outdoor rugged environment similar to a camp site or hiking trail
• May be required to work in inclement weather
• May be required to work after hours and on weekends
• May be required to work on Holidays

Specific Requirements

• 75% Travel
• Ability to use a laptop computer and mobile phone
• Valid NC driver’s license
• Ability to read and understand construction documents including plans, specifications, shop drawings, written narratives, and general construction terminology
• Ability to work independently
• Ability to communicate professionally and effectively with fellow coworkers and customers
• General understanding of Local, State, and National Building and Safety Codes
• EPA Type 1 and 2 license to transition and recover refrigerant from HVAC systems

Job Type: Full-time

Pay: $45,000.00 - $60,000.00 per year
