Maintenance Technician
- Respond to HVAC and other tenant complains in a timely manner.
- Check HVAC, door, and lighting timecards and mark sign in sheets.
- Walk through buildings in spaces early A.M. to detect temperature irregularities.
- Continual reduction for items found by ownership during walk through (Red Circle List).
- Provide own transportation and tools as needed for typical job responsibilities.
- Install light bulbs as required and fill out proper forms.
- Perform minor maintenance on HVAC equipment, if required including filter changes as needed. Keep a log of maintenance performed.
- Keep accurate inventory lists of electrical and janitorial supplies.
- Check vacant spaces regularly (if any).
- Save and turn in all purchase receipts.
- Plumbing, carpentry, painting and electrical as required.
- Maintain facility systems such as interior/exterior lighting, thermostats, life safety equipment and building security.
- Identify and rehabilitate energy wasters.
- Lock/keys: repair and install new locks, prepare all necessary keys and provide keys to main office. Have keys to every space marked and organized. Be knowledgeable of the various keys.
- Substitute for other maintenance/janitorial personnel when necessary.
- Assist in roof maintenance repair work as needed.
- now/salt and other grounds work including grass cutting as required.
- Miscellaneous trouble shooting and problem solving.
- Errands as required, including picking up supplies as required.
- Janitorial work (including, but not limited to) cleaning, mopping, shampooing, of carpets, vacuuming, glass cleaning as required.
- Provide own tools as needed for typical job responsibilities.
- Timely response to all pages as required.
- Check on carpet trimming and ceiling tile stains.
- Good tenant relations. Be polite, courteous, and helpful at all times.
- Wear “Imperial Realty” shirts during working hours.
- Use protective hearing, eye wear and shoes when necessary.
- Follow Imperial Realty phone policy.
- Report any facility problems to your Property Manager.
- Possess a “can do” attitude.
- Punch in and out correctly on time card daily.
- Fill out daily report sheets, if required.
- Professionalism at all times.
- Make buildings “A’s”.
