Project Coordinator -Home Builder
Our client is a diversified real estate developer and builder with expertise in land acquisition, homebuilding, community design, entitlements and office, R&D and retail development. Our client has committed over $1.5 Billion in investments since inception and has successfully entitled over 5,000 residential lots.
Our client is seeking to fill a Project Coordinator as a key member of the operations team in ensuring that the company completes projects on time and provides outstanding quality and customer experiences for homebuyers. Responsible for managing build schedules across multiple projects. The successful candidate will be tech-savvy, detail-oriented, enjoy interacting with multiple people during the day, and be interested in the full homebuilding process. Based in their office in Newport Beach, CA.
The Project Coordinator will also be responsible for:
  • Ensure assigned projects are carried out within the projected time frame
  • Create a high-level master schedule that incorporates the initial PM schedule and the contractors' schedule
  • Schedule vendor activities and material deliveries for assigned job sites
  • Track critical activities and related changes that impact the project(s)
  • Keep an eye on program milestones and interdependencies, communicate key information to leaders
  • Analyze delays and communicate schedule adjustments to trades and PMs
  • Document project schedule changes and communicate to team members about items impacting the project schedule
  • Spot the critical path and offer alternatives to regain schedule slippage
  • Hold Sub Contractors and Trade Contractors to scope of work
  • Collect data for variances Pos and back charges
  • Provide VendorLink technical support to field staff and trades
  • Summarize and report weekly on project progress, identify project risks and include impact analysis for review by project team
  • Maintain current and standardized job files Skills, Knowledge, and Abilities Education and Certifications
Required/Preferred Experience:
* Bachelor's degree (preferred) with focus in Construction, Engineering, Architecture, or related technical field (a plus) * Professional certifications: AACE, CMAA, or PMI (highly preferred) Knowledge and Experience * Knowledge of CPM scheduling and planning
  • Project experience (2+ years preferred)
* Familiarity with construction scheduling, manufacturing scheduling, or purchasing * Understanding of contract procedures and principles,
  • Understanding of (or ability and interest to learn) construction logic, and sequencing of complex project
  • Intermediate to advanced Microsoft Office Suite skills
  • Interested in and skilled at learning new software
  • Effective communicator both verbally and in writing, able to facilitate small group meetings
  • Ability to establish rapport and build relationships with diverse individuals including employees, contractors, suppliers, and clients involved in the execution of an assigned project
  • Detail-oriented and highly organized, capable of managing multiple assignments simultaneously.
