PM's Responsibilities include: organize and bid out construction documents by performing estimating take-offs, managing subcontractors and suppliers. PM to write and finalize subcontracts & purchase orders, hold weekly project meetings with owners and design team, manage project costs throughout construction project, oversee and supervise project superintendent, and manage the project closeout process closely with Project Administrator. Project Manager is the project lead from inception of project to completion while ensuring the client’s standards and expectations are met.
PRINCIPAL DUTIES: The Project Manager performs the following:
- Overseeing the entire construction project including planning, direction and coordination.
- Builds preliminary construction schedule and ensures that the project is completed within the specified time.
- Review RFIs, written by Superintendent to ensure continuity and consistency between the contracted scope of work and any potential scope modifications related to costs.
- Writes Bid Packages to ensure scopes are complete to minimize cost escalation during preconstruction and bidding process.
- Performs constructability reviews and value engineering reviews on schematic drawings to ensure design doesn’t drive project costs over goals and intent.
- Writes subcontracts in representation of I&E Construction and their clients.
- Ensures that all safety precautions are adhered to on the jobsite through weekly site visits.
- Obtaining the necessary licenses or permits for each project.
- Accurately estimates projects of various sizes.
- Analyzes and approves subcontract/supplier pay applications and billings.
- Analyzes, approves and executes potential subcontractor/supplier change orders and added scopes of work.
- Prepare and submit owner change orders and monthly pay applications.
RESPONSIBILITIES – The Project Manager position is responsible for the following:
1. Developing and maintaining good relationships with clients, design teams, subcontracts, suppliers, and I&E Construction team members.
2. Adhering to the codes of the company’s Employee Manual.
3. Ensures that OSHA standards are observed
4. Maintaining a constructive environment at work. This includes self-evaluating work performance, on a fair basis.
5. Adhering to departmental operating guidelines.
6. Providing enthusiastic teamwork that result in positive attitudes and morale.
7. Working well with coworkers and Supervisors, avoiding conflicts and confrontations that result in a tense and unproductive working environment.
8. Participating in training meetings when needed. This includes learning product knowledge and procedural proficiencies.
9. Using and submitting all forms and reports in a complete, accurate, and timely basis.
10. Ensuring work areas are clean and presentable to customers and other visitors.
11. Maintaining a reasonable work environment and obeying safe working practices
12. Treating customers with courtesy at all times.
13. Maintaining confidentiality on all corporate subjects that are classified.
14. Share knowledge and educate JR Project Managers
PERFORMANCE REQUIREMENTS: The following are required of the Project Manager position:
- Job Proficiency: The employee is able to perform routine duties and activities with minimal supervision and few if any errors.
- Compliance: The employee takes direction without confrontation and completes tasks within the time given by Supervisor.
- Corporate Policies: Compliance with all company policies.
Education/qualifications: Project Manager position should possess the following:
- 10+ years related experience
- Extensive knowledge of the construction industry.
- Extensive knowledge in concrete restoration
- Ability to learn quickly and manage multiple priorities.
- Work well independently as well as within a team.
- Excellent written and verbal communications skills and demonstrated ability to interact effectively with management, customers, and team members.
- Proficient in Outlook, Excel, Project and Word.
Job Type: Full-time
Pay: $70,000.00 - $100,000.00 per year
