Responsibilities:

· Resort Rangers are responsible for the overall maintenance and upkeep of community grounds, facilities, streets, equipment, and utility systems at an individual property.

· Follows-up on work assignments to ensure efficient, thorough completion of assigned work orders.

· Assists with the selection of all contractual services as requested; monitors on-site contractors.

· Oversee the curb appeal and maintenance of the community and make sure it is up to Resort standards.

· Develops weekly staff work schedules within budgeted labor guidelines to ensure maximum productivity and revenue while maintaining service standards and quality.

· Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.

· Adheres to Timekeeping Policy by reviewing, verifying accuracy, approving and submitting direct report(s) time recorded.

· Partners with Resort Manager on team member counseling and recommendation of termination when appropriate

· Conducts team member performance reviews and recommends compensation adjustments.

· Establishes and prioritizes daily work of maintenance team.

· Prioritizes and resolves community service requests, including maintaining records of types and frequency of service requests received.

· Assists Resort Ranger team with all aspects of property maintenance and repairs of grounds and facilities.

· Installs, maintains, performs preventative maintenance on, and recommends replacement of tools, appliances, and equipment.

· Collaborates with the Resort Manager to establish emergency maintenance on-call schedule.

· Performs duties in a safe manner, adhering to all safety procedures and properly using safety equipment.

· Maintains vehicle/equipment maintenance logs and ensures proper maintenance of community vehicles.

· Coordinates and ensures completion of routine maintenance and minor emergency repairs.

· Ensures safe storage of hazardous chemicals and/or equipment.

· Prepares all maintenance-related logs in accordance with the Operations Manual.

· Reviews exterior improvement and tree maintenance/removal requests.

· Maintains inventory of equipment, tools, and supplies, including making purchases with approval and while adhering to budget guidelines.

· Meets with Resort Manager daily to report on the status of all scheduled maintenance work, notifying the manager of any hazardous conditions and recommended solutions.

· Other duties as assigned.

Qualifications:

· High School Diploma or GED (Required)

· 2 years experience with general maintenance techniques, repair work, and grounds

· Previous supervisory experience.

· Demonstrated knowledge of plumbing, electrical, construction, pool, and grounds maintenance.

· Proficient in operating various hand tools and power equipment.

· Excellent organizational skills.

· Good verbal and written communication skills.

· Basic computer proficiency including the ability to use the Microsoft Office Suite, email, and internet.

· Ability to respond to community needs during non-business hours.

· Knowledge of OSHA regulations and First Aid, health and safety practices. (Highly Desired)

Physical Activities: Ability to regularly walk, stand or stoop. Ability to sit for a prolonged period of time.

Lifting Requirements: Able to occasionally lift, carry, push, pool or otherwise move objects weighing up to 25 pounds.

Environment Conditions: Able to work comfortably in property environment. Company will provide adequate uniforms.
