GENERAL SUMMARY:

The VP of Purchasing will be responsible for managing staff that will prepare budgets for their market(s) and produces budgets for new projects in the market. develop, evaluate, and maintain an adequate trade base to meet the Division(s) business plan. Provide routine cost reports, cost evaluation, and guidance for land purchases and product rollout. Work with the software system to maintain the division plan and options offers.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Read plans and specifications, and understand scopes of work. Adjust scopes as necessary for market-specific changes.
  • Prepare detailed estimates on a line item basis using the company’s software platform. Coordinates their work with the respective divisions.
  • Assists in analyzing alternate construction solutions for value engineering for input into the database.
  • Maintain and track historical cost data for comparison between the communities
  • Maintain and track options sales rate and pricing using the software platform.
  • Obtain supplier/vendor quotes and develop relationships with trade partners.
  • Analyze quotes and make comparisons from sub-contractors and suppliers: solicit and encourage sub-contractors and suppliers to price H&H Homes work competitively.
  • Maintain and utilize the company’s purchasing software to build accurate take-offs for plans offered across all divisions. Maintain and develop option programming strategies to improve software usability and efficiency.
  • Troubleshoot and correct issues as they arise.
  • Maintains quality standards by enforcing company policies and procedures with trade partners and construction counterparts.
  • Maintains professional and technical knowledge by attending training and workshops and staying current on industry standard practices.
  • Train new purchasing staff, sales staff, design staff, and marketing staff on software use and operations, including products and specifications.
  • Performs other duties as directed by the division president.


JOB SPECIFICATIONS:

  • At least 5-7 years of experience in estimating or purchasing for a production residential builder
  • Experience with building and managing a team
  • Bachelor’s degree preferred but not required
  • Experience with New Star Enterprise or Equivalent Software and electronic take-off (preferred) but not required
  • MS Office and proficiency with spreadsheets
  • Self-motivated with attention to detail, positive attitude, and ability to work as a team member
  • Organization and time management skills are a necessity


WORKING CONDITIONS:

  • Construction sites where temperature and noise levels vary.
  • Travel between work sites and walk or climb in a construction site environment.
  • Travel between divisions from the corporate office
  • Typical office environment
