Oxford is seeking an Analyst to join our North American “NA” Industrial Asset Management team in our New York City office. This position will report to the Director, Asset Management – NA Industrial and supports the team in a collaborative effort to focus on driving asset values and investment returns. The NA Industrial Asset Management group is principally responsible for maximizing returns and asset values, managing third-party providers, developing strategic investment plans and capital expenditure management. The Analyst will be primary responsible for providing analytical support and will gain exposure to all facets of the industrial asset management business including portfolio management, leasing, operations and investments.
As a member of this team, you will be responsible for:
- Reconcile and review various reports including monthly portfolio statistics, third-party and asset reports on a normal cadence to ensure a high-level of quality, accuracy and completeness
- Work collaboratively with internal stakeholders to maximize returns and asset value by driving NOI including leading analysis on key leasing transactions, reinvestment opportunities, and significant expense management initiatives
- Drive and support cash flow forecasts and variance analyses linked to annual operating plans or investment underwriting
- Capital Expenditure Management: Provide analytical support in strategizing and prioritizing capital expenditure spending in conjunction with the strategic investment plans
- Providing support on various ad-hoc analysis tasks including but not limited to major leasing and capital investment decisions, tenant financial performance summaries, drawing insights from historical and budgeted property-level financials, etc.
- Assisting the Asset Management team in the monitoring of operating and leasing targets as part of the annual operating plan process
- Undergraduate degree in Commerce, Finance, Real Estate, Urban Planning, or Engineering
- 2-3 years of work experience in real estate (asset management, leasing, investments or development)
- Experience working for a real estate company, appraisal or asset management firm, or a professional real estate advisory firm is considered a strong asset
- Highly proficient in Microsoft Excel and PowerPoint, knowledge of ARGUS DCF and familiarity with ARGUS Enterprise is considered an asset
- Self-motivated individual with a strong work ethic and a high level of attention to detail
- Strong leadership, interpersonal, verbal and written communication, problem solving and project management skills
- The ability to work well under pressure with multiple competing deadlines
- A flexible attitude towards a variety of work tasks as is required in a small working group or independently
- Thrive in organizations that constantly evolve and adapt
- Driven to achieve results and continuously striving to deliver the highest performance through creative thinking
