They are seeking a like-minded individual to join their team as Maintenance Manager.
About the Position:
This will be a management responsible for day-to-day apartment maintenance duties. Ideal candidates should have a strong background in HVAC, Plumbing, and general Apartment Maintenance experience with large, multi-building and garden style apartment complexes. They should also be an experienced team leader who can manage and oversee a technician team. In addition, candidates must have a Type II CFC license or equivalent to handle refrigerants. - Location: Woodbridge, VA, 100% on-site.
- Type: Direct Hire, Non-Exempt Position.
- Compensation: $33 - $35 / HR

Primary Responsibilities:
- Address, follow up and document service requests.
- Maintain an inventory of adequate supplies.
- Manage a team of maintenance technicians, including HR decisions, performance reviews, mentorship, and team development.
- Perform preventive maintenance, repairs, and installations on HVAC systems, including refrigerant.
- Perform all around plumbing work including unclogging of drainage, fixing leaks, replacing sinks / toilets.
- Conduct various electrical work including re-wiring, replacing fixtures / outlets, and safely complete work on 277 Volt / 200 Amps not connected to main bus.
- Perform general carpentry, drywall repair / patching, light tiling work, and full apartment turnovers.
- Complete additional preventive maintenance inspections as scheduled.
- Available to support on-call technicians in emergencies.
- Ensure all work and documentation comply with internal quality control standards.
- Maintain personal supply of tools as designated by duty requirements.
- Address emergency maintenance as needed.
- Perform other duties as assigned by manager or supervisor.
- Contribute to community and company engagement efforts.
Requirements:
- 7+ years of experience in garden style apartment maintenance, or related fields.
- Type II CFC Certification or equivalent to work with HVAC refrigerant.
- Extensive hands-on apartment maintenance experience, especially in HVAC and Plumbing.
- Successful completion of all basic maintenance classes offered internally and all on-the-job training within one year of hire date or test out of them based on proficiency.
Job Knowledge and Skills:
- Superb customer service skills.
- Strong written and verbal communication skills.
- Safety consciousness and knowledge of current occupational hazards.
- Understanding of basic mathematical and measurement principles.
- Ability to lift 80 pounds to the shoulder and carry.
- Heavy experience in: Plumbing and HVAC.
- General experience in: Dry Wall, Carpentry, and apartment turnovers.
- Personal tools are needed to perform job duties, or the ability to acquire them is required.
