Denton Floyd Real Estate Group is growing! We are currently seeking an experienced Development Manager to join our team. Located just outside Louisville, we have a culture of teamwork, cooperation with other team members, and a family atmosphere that sets us apart.
Founded in 2008, Denton Floyd is a full-service real estate firm with development, design, construction and property management divisions. Since 2012, Denton Floyd’s portfolio has grown to over 10,000 multifamily units, senior living facilities, adaptive-reuse and industrial parks located in Kentucky, Indiana, South Carolina, Florida and Tennessee. A successful team member in this role will be well-positioned to grow professionally as the Company grows.
Responsibilities include:
- Executing due diligence, design management, entitlements and permitting of multifamily, senior living, adaptive re-use and industrial development.
- Providing site analysis, comprehensive plan and zoning code analysis, soft cost budgeting, entitlement schedules and obtaining yield/sketch plans.
- Managing all due diligence efforts including (but not limited to) drafting RFPs, bid analysis and consultant selection for Geotech, phase I & II, wetland delineation, cultural studies, ALTA and topographical survey, design consultants and legal services.
- Effectively collaborate with internal architectural management and construction team in reviewing each phase of design and the construction cycle.
- Securing project entitlements.
- Presents information to the executive team, general public, government officials, commissions, boards and councils.
- Participates in bank and land closings.
- Travel to job sites and jurisdiction meetings (sometimes out of state) is required and may involve evening meetings.
- Assist with any additional projects, as assigned.

Qualities Desired in Successful Candidate:
- Bachelor’s degree in Urban Planning, Construction Management, Real Estate Development, Architecture or Civil Engineering (master’s preferred).
- AICP Certification (preferred).
- A minimum of 2 years of experience in real estate development, urban/land planning, construction management, landscape/architectural design, project management, or economic development.
- Knowledge of civil, architectural, landscaping, utility, grading and drainage.
- Ability to read, interpret and analyze photometric plans.
- Ability to read, interpret and apply comprehensive plan guidelines, zoning code, architectural design guidelines, building codes, environmental regulations, and economic development.
- Proficiency in Microsoft Office, PowerPoint, ArcGIS. Asana, and Google Sheets, Docs, Notes.
- Strong verbal and written communication skills, including the ability to listen, participate, lead, and follow.
- Strong presentation skills with both internal and external stakeholders.
