Location Ventures, a South Florida development company, is seeking a Property Technology Manager to be responsible for property technology of single family home, condominium, multi-family rental, and commercial projects in South Florida. This position is responsible for all aspects of property technology during design and construction phases, and after projects are completed.
Responsibilities and Duties
- Manage all aspects of property technology including Internet, Security Systems (CCTV / Alarm), Access Control, Parking Control, Elevator Control, Intercom, Audio/Video, Cable and IPTV, SIP and VOIP Phone Systems, Telecommunication Rooms, Building Management Systems, Smart Home Technology and IOT, Point of Sales Systems, and Property Management Systems
- Manage property technology design and installation with the development team, IT team, contractors, and service providers
- Manage multiple projects in parallel
- Create code-compliant property technology design standards
- Manage contracts, RFPs, RFIs, change orders, budgets and schedules
- Engage with technology manufacturers, vendors, and service providers for product discovery and selection
- Create property technology stacks and plan for cross-system integrations to meet business objectives
- Review submittals and shop drawings for compliance with contract documents
- Create technical documents and training manuals, train staff on property technology, and establish policies in coordination with stakeholders
- Participate in all meetings on-site including pre-development meetings, subcontractor meetings and inspections
- Conduct field inspections to ensure property technology installations fulfill established requirements, specifications and timelines
- Monitor property technology systems, and manage maintenance and repairs to ensure the quality of service
- Provide end user support on property technology systems
Qualifications and Skills
- Four-year engineering technology degree or equivalent technical training and related experience
- Advanced knowledge ANSI, EIA, and TIA standards
- Advanced knowledge of building and telecommunication technology, codes, standards, etc., plus an in-depth understanding of the interdependence and relationship between other functional units required
- Ability to manage project staff to ensure project milestones and requirements are met
- Strong project management and estimating experience on property technology aspects, preferably with large construction projects
- Understand fundamental business activities and procedures
- Excellent communication and interpersonal skills, plus demonstrated ability to manage a team of varied disciplines
