Annual bonus $3500
Onsite managers apartment for living and working accommodations during employment with covered parking, free utilities including water, Sewer, garbage, electricity and internet estimated at a value of $2,000 per month. ($24,000).
Cell phone reimbursement of $100.00 per month. ($1,200)

Hours: Flexible schedule with awillingness to work all hours and be on call 24/7 as needed within reason with a goal of working an average of 40 hours per week.

Primary Responsibilities:

Provide Building Maintenance – Maintain Alpenrose buildings and property in a clean and well-kept manner. Repairs are to be completed in a timely manner. Repairs determined to be above the skill level of the manager are to be sourced to an outside vendor. In situations where an outside vendor is needed, manager obtains multiple bids for review and approval of the board before work commences. A maintenance plan should be created with a general timeline to be followed for regular maintenance. Regular maintenance will include:
Repairs of decks, railings, doors, siding, roof, mechanical systems, pool equipment, and any other common area items that arise.
Painting of areas as needed both inside and out. Painting of a large areas of the outside siding or decks on a schedule to ensure all outside building surfaces are painted over a roughly 5 to 10 year period to ensure protection from the weather.
Safely manage snow removal from roof, driveways, and around buildings.
Snow removal is a strenuous physically demanding aspect of the job and needs to be completed in a timely manner.
Snow removal to be completed by you and at times with the help of others.
Recruit, supervise, train, and coordinate seasonal snow removal employees
Operate heavy machinery - operate the association’s heavy equipment to facilitate tasks as needed.
Willingness to work all hours and provide 24/7 security as needed with a goal of working an average of 40 hours per week. Days off schedule to be negotiated as part of employment offer.
Clean common area bathrooms, vacuum hallways, take out garbage and recycling
General upkeep, organization, and cleaning of storage, garages, and hallways
Provide year round pool maintenance – maintain pool and chemical balance as needed with a full cleaning weekly.
Coordinate and manage projects, which requires excellent problem solving and communication skills
Participate in all board of director meetings once a month and be involved in conversation in person, via phone, and via email as needed to accomplish tasks at hand. Utilize board as needed in decision making, as a resource to more efficiently accomplish tasks, and for additional assistance where needed.
Provide monthly manager updates, which is sent to all owners by the board.
Respond to requests and inquiries from owners in a professional, informative, and timely manner. Assist owners with requests as able. Utilize board as needed in owner communication.
Send BOD regular updates when urgent issues or major events occur.
Manage association vendors
Turn in laundry income monthly to bookkeeper
Turn in receipts and documentation to bookkeeper on a monthly basis or more frequently if requested.
Complete or manage all other tasks as needed or required to maintain Alpenrose to a quality standard.

Minimum Requirements:

Proficient in word, outlook, excel, and other generally used computer applications.
Self-motivated
Excellent construction and mechanical skills
Physical stamina for snow removal and property maintenance
Must have reliable transportation
Must be trustworthy
Strong ability to interface with general public, building residents and BOD
Wants to be a part of a fun community while tending to the reasonable need of the unit owners.
Criminal background check required
