SUMMARY: Under the supervision of the Senior Project Manager (SPM) the Project Coordinator performs duties to support the development team as needed to accomplish the mission of providing decent, safe and sanitary affordable housing. The development team works with private and public entities throughout the County of Santa Barbara; to plan, acquire, entitle, build, and/or rehabilitate rental housing developments.

ESSENTIAL FUNCTIONS:

  • Assist in the administration of construction or rehabilitation activities;
  • Participate in coordination of the work of architects, engineers, surveyors, geotechnical and other third-party consultants/inspectors;
  • Maintain communications with other Housing Authority staff, with critical path items and other relevant information;
  • Assist with monitoring project schedules and update same as needed;
  • Coordinate with coworkers on any directives to consultants necessary to maintain project schedules;
  • Assist with monthly draw requests/payment applications
  • Assist with the review of change orders;
  • Participate in regular meetings with consultants; document activities, coordinate follow up
  • Coordinate the Public Utility and broadband connectivity in accordance with project schedules;
  • Schedule (virtual) weekly Development staff meetings;
  • Work place/labor interviews (for Department of Industrial Relations compliance)
  • Ensure compliance with and documentation of the project’s “Conditions of Approval”
  • Review payment applications for compliance with needed support documentation
  • Assist in maintaining ongoing files for access by Development staff.

Knowledge of:

  • Building Development administration
  • Must have excellent written and oral communication skills

Ability to:

  • Be organized and capable of assisting with management of tasks on multiple, concurrent projects;
  • Have a full understanding and ability to work with MS Outlook, Excel, and MS WORD;
  • MS project software is helpful;
  • Interact effectively with building and regulatory officials, staff and those encountered in the course of business

Experience and Training Guidelines

A minimum of two (2) years of experience in one of the following fields: construction management or design; and/ or two (2) years of college with an emphasis on the building/architectural trades, Construction Technology, Business Administration (one year of each is acceptable).

License or Certificate: Proof of valid California Driver’s License and driving record acceptable to HA insurance carrier required.

Environmental Conditions: Office environment; travel from site to site, exposure to computer screens. Field environment; exposure to noise, dust, grease, smoke, fumes, gases.

Physical Conditions: Essential and marginal functions may require maintaining physical condition necessary for moderate or light lifting up to 30 pounds; walking, standing or sitting for prolonged periods of time; operating a motorized equipment and vehicles. Must maintain visual acuity and ability to operate computer keyboard and travel from site to site, and maintain effective audio-visual discrimination and perception needed for making observations, communicating with others, reading, writing and operating assigned equipment.
