How Can You Make an Impact?
As a Resident Services Manager, you will be responsible for delivering high occupancy rates and overall profitability for assigned area/ portfolio (single family rentals) by ensuring a superior resident experience that leads to high renewal rates.
- Owns the overall resident experience, creating plans and environments that foster relationships and high engagement with residents. Effectively navigates customer escalation issues
- Owns the overall condition of properties by 1) ensuring timely and quality inspections are completed, 2) conducting routine field visits auditing the condition of the properties and addressing with maintenance and/or residents appropriately, and 3) fostering accounting with maintenance for Work Order completion in a timely and accurate matter.
- Owns renewals, ensuring timely communication with residents and overall renewal rates.
- Supports leasing efforts by 1) offering detailed market intelligence and ideas to help optimize leasing and marketing efforts, 2) participating in marketing efforts, and 3) calling leads when needed.
- Supports collections by 1) offering such a high resident experience that residents want to pay, 2) contacting residents as part of collection efforts as appropriate, and 2) filing local eviction paperwork as needed.
- Onboards, trains, coaches/develops, and manages the performance of direct report(s).
- Uses data to identify trends/patterns/forecasts that enable the company to continuously improve and maintain high occupancy rates
- Ensures overall legal compliance related to PPM contracts, Fair Housing statutes, and other federal/state/county property legislation
Qualifications / Experience:
- Prior real estate experience managing properties. Experience specific to single family rentals is preferred, however, experience in multi-family units may also be considered.
- Strong organizational skills coupled with attention to detail. Precision and details matter in this role!
- Excellent written and verbal communication skills; the ability to effectively communicate with teammates, residents, vendors, etc., will be paramount.
- The ability to think critically, knowing when/how to handle issues directly and knowing when to escalate.
- Knowledge of Fair Housing standards and laws.
- Willing to read The Fred Factor by Mark Sanborn and Extreme Ownership by Jocko Willink and Leif Babin, which describes the level of service and ownership we expect from all Peak employees and especially those interacting with our valued residents.
